The AI Landlord Wall Street Won't Give Up On
Three Wall Street desks just defended this AI landlord after a 24% slide. The stock hasn't listened yet.
An AI data center landlord just got dragged down by its biggest tenant's bond scare, even as three analysts stuck with targets more than double the share price.
The question is whether the market is pricing the tenant or the buildings.
Monetize your company's operational data for $100k to $3 million

Few know it, but AI labs now let you monetize your company’s operational data. And they're spending $15 billion this year on it.
Your workflows, documentation, processes, and internal convos like Slack are extremely valuable and they're paying anywhere from $100k to $3 million for it per company.
You might think that sounds scary, but all the data is anonymized before, so no PII is sent over. Bezel (Y combinator backed) helps you partner with a lab that wants to license your data specifically if you have more than 20 employees and have existed longer than a year.
Core Scientific, Inc.

October 23 – Pre‑market
Ticker: CORZ | Sector: Technology (AI Data Center Infrastructure) | Market Cap: $4.24B
30‑Second Take
Core Scientific (NASDAQ: CORZ) used to be a bitcoin miner. Today it's mostly a landlord for AI computing, leasing power-hungry data center space under long-term contracts.
The shares fell about 24% over the past month and sat near the bottom of their 52-week range at Wednesday's close.
The trigger wasn't anything Core Scientific did. CoreWeave, its biggest tenant at about 77% of revenue in the first half of 2026, saw its bonds and credit default swaps sell off hard in mid-October, and everything tied to it went down too.
Wall Street isn't flinching. Needham reiterated its $35 target after touring the Dalton, Georgia campus, KBW kept its $28 target, and Cantor Fitzgerald stayed at $39. All three sit far above where the stock trades now.
Your setup is a beaten-down stock with contracted revenue, a second big-name tenant in AMD, and a confirmed earnings date on November 5 that will show whether the CoreWeave fear is overdone.
Trade Setup
Timeframe: Swing to medium-term (two to eight weeks, through Q3 earnings)
Edge type: Contagion selloff plus an analyst conviction gap
Here's the setup in plain English. When a tenant gets into credit trouble, the market sells the landlord first and asks questions later. But Core Scientific's CoreWeave leases are 12-year take-or-pay contracts, and the company signed AMD in July.
If CoreWeave's debt scare cools, or if AMD takes more of the capacity it has reserved, the stock has room to work back toward where it traded in September.

Chart

1-Month Trading Summary: CORZ fell roughly 24% over the past month, sliding from the high teens in late September to the low-to-mid teens. The worst day came on October 14, when it dropped about 12% as CoreWeave's credit worries spread.
It posted its lowest close of the past year on October 16 and has bounced modestly since, finishing Wednesday up about 3% on lighter-than-average volume. Watch whether it can reclaim the $15.50 area, where it traded before the October 14 drop.
Bull Case
Why It Works
Core Scientific is no longer a bitcoin story. It has spent two years converting mining sites into high-density data centers and leasing them to AI customers. The CoreWeave relationship covers roughly 590 MW under 12-year take-or-pay contracts, so the rent is owed whether or not the tenant fills the racks.
The Catalysts
The July AMD deal is the piece the market is ignoring. AMD leased 377 MW at sites in Pecos and Hunt County, Texas, and Muskogee, Oklahoma, and holds the right to reserve another 1,925 MW through December 2028.
KBW argued last week that investors are discounting the CoreWeave leases on tenant credit while overlooking that reservation. Any AMD expansion, or a clean Q3 report on November 5, could swing sentiment fast.
What The Numbers Say
Needham's $35 target is built on 19 times its discounted 2028 adjusted EBITDA estimate, unchanged since July. The stock has fallen while the targets held. Either the analysts are late to cut, or the market is overreacting to a tenant scare. That gap is your trade.
Bear Case
What Could Break It
Concentration is the real risk. CoreWeave was about 77% of revenue in the first half of 2026, and its credit default swaps hit distress levels in mid-October. If CoreWeave's financing problems get worse, every landlord leaning on it gets marked down again, and a contract only helps if the tenant can pay.
The Valuation Risk
Funding is getting pricier. During Needham's site tour, management said it was surprised by how far sector credit spreads have widened and that it is taking a closer look at project-level financing.
Executives also said a stock offering at current prices is possible, and that multi-GW sites require equity. A raise near the lows would dilute you.
How To Size It
This is a volatile name in a sector under credit stress, so keep the position small. A close back below the mid-October low around $13.50 would tell you the selloff isn't done. Start small ahead of November 5 and add only if the report shows progress with AMD and new tenants.
Quick Checklist
✅ CoreWeave credit headlines: further spread widening or a financing update moves CORZ first
✅ AMD capacity: watch for any exercise of the 1,925 MW reservation
✅ Catalyst date: Q3 results Thursday, November 5, before the open (confirmed by the company)
